San Jose del Cabo Golf Communities: Market Trends and Best Value

San José del Cabo is home to some of the most prestigious golf communities in all of Los Cabos. While ultra-exclusive clubs like El Dorado remain in their own category, the five main golf communities that drive most of the activity in San José are Palmilla, Querencia, Puerto Los Cabos, Club Campestre, and Cabo Real. Each is following a similar development formula—pairing a world-class golf experience with private beach clubs and luxury amenities—but each has its own strengths, price points, and buyer profiles.

Price Trends and Market Positioning

Looking at homes and condos sold over the past 12 months, the top three—Palmilla, Querencia, and Puerto Los Cabos—are all trading above $4 million, with Palmilla and Querencia averaging closer to $5 million per property sold. Querencia in particular has seen rapid appreciation, with prices climbing dramatically following the debut of its second golf course and the brand new beach club. Palmilla has also been buoyed by the relaunch of Club 96 and the addition of The Reserve, while Puerto Los Cabos benefits from its Ritz-Carlton Zadún presence and the expansion of its golf offering.

In contrast, Club Campestre sits at a far more accessible entry point—around $1.2 million for homes and condos, with modern new builds pushing higher. Cabo Real, meanwhile, is poised for significant transformation as its ambitious Cabo Surf Club development begins, including a new beach club and real estate along repurposed golf holes.

Campestre: The Best Value

From both an appreciation and lifestyle standpoint, Campestre stands out as the best value in San José. Anchored by a Jack Nicklaus Signature course, it combines a central location with an established community and oceanfront beach club. Buyers can still find four-bedroom golf course homes with ocean views around $1.2 million—a fraction of what comparable properties command in Palmilla or Querencia.

Campestre also offers more condo inventory than the higher-end clubs, giving buyers entry points below $1 million. With the beach club slated for redevelopment and the possibility of future condo projects, many see long-term upside. It’s not surprising that some Querencia owners, facing higher HOA and membership fees, are migrating into Campestre.

Palmilla: The Iconic Favorite

If Campestre is the best value, Palmilla remains the iconic choice. It was one of the first master-planned golf communities in Los Cabos, and its terrain offers a rare advantage—homes can be terraced so that even second-row properties still enjoy expansive ocean views. The community boasts one of the largest stretches of oceanfront of any golf development in the area, paired with world-class amenities, fine dining, and the legendary beach club, Club 96.

Palmilla’s reputation, history, and exclusivity make it one of the most desirable addresses in all of Mexico. For many buyers, its blend of established charm and ongoing new development (such as The Reserve) keeps it at the top of their list.

Querencia: Rapid Growth and Family Appeal

Querencia has transformed dramatically in recent years. The launch of its second golf course and beach club sparked a surge in values, with pricing now rivaling Palmilla. Membership fees and HOA costs have risen accordingly, but the community has leaned into a family-oriented lifestyle, with a clubhouse, social programs, and amenities that appeal to younger families with children.

Buyers who value privacy, exclusivity, and a modern club atmosphere continue to see Querencia as one of the premier golf communities in Los Cabos.  In my opinion, Querencia is the best golf course in San Jose del Cabo of the 5 courses mentioned. 

Puerto Los Cabos: Potential and Scale

Puerto Los Cabos offers vast scale, with a mix of branded resort residences (including Ritz-Carlton) and private neighborhoods. Its Jack Nicklaus and Greg Norman-designed golf courses are among the best in the region, and plans for an additional nine holes and a beach club are in the works.

That said, some buyers feel the community is more scattered compared to Palmilla or Querencia. Its size creates variety, but it can lack the cohesiveness and intimacy of the other top-tier clubs. Still, for oceanfront living combined with resort amenities, Puerto Los Cabos continues to attract interest—especially among buyers comparing it with Diamante on the Pacific side.

Cabo Real: The Emerging Play

Cabo Real is in the early stages of a major repositioning. The developer has announced plans to shift golf holes across the highway and build out a new Cabo Surf Club beach club community on a prime piece of oceanfront land. This project has the potential to elevate Cabo Real into the same league as San José’s other flagship golf clubs, though it is still in its infancy.

The Formula: Golf + Beach Club = Exclusivity

Across all five communities, the playbook is clear: pair world-class golf with private beach clubs and exclusivity follows. Palmilla, Querencia, and Puerto Los Cabos have already proven the formula. Campestre and Cabo Real are next in line, offering investors the chance to get in before the next wave of appreciation.
