Quivira or Diamante? Cabo Real Estate
Quivira or Diamante? Choosing Between Cabo’s Top Pacific Side Communities
One of the biggest debates on the Pacific side of Los Cabos is whether buyers should choose Quivira or Diamante.
And honestly, both are incredible master-planned communities. They each offer luxury amenities, golf, security, ocean views, and access to some of the best real estate on the Pacific side of Cabo.
But they feel very different once you actually spend time inside them.
Why Many Buyers Lean Toward Quivira
Personally, I tend to prefer Quivira for most buyers.
One of the biggest reasons is accessibility. While Quivira is still located on the Pacific side and feels private, it’s noticeably closer to downtown Cabo San Lucas than Diamante. That convenience matters more than people initially think, especially for full-time residents or families.
With Quivira, you can still enjoy:
- Pacific Ocean views
- Golf
- Resort-style amenities
- Security and privacy
- Beach access
- Multiple restaurants and pools
But you’re not quite as removed from town.
If you want to go downtown for dinner, the marina, nightlife, or shopping, it’s a much easier transition compared to some of the farther Pacific communities.
Quivira Feels More Versatile
Another reason many buyers like Quivira is that it feels more diversified.
The community has:
- Different neighborhoods
- Different price points
- Multiple resort areas
- Several dining options
- Family-friendly amenities
That flexibility makes it appealing for a wider range of buyers.
For people thinking about:
- Vacation rentals
- Part-time living
- Families
- Entertaining guests
- Easier access to Cabo nightlife and restaurants
Quivira often checks more boxes.
It feels like a community where you can enjoy both the Pacific lifestyle and still stay connected to the energy of Cabo San Lucas.
Why Diamante Appeals to Golfers
Diamante, on the other hand, has a completely different feel.
For serious golfers, Diamante is difficult to beat.
The golf experience, amenities, and exclusivity are world-class. Many buyers view Diamante almost like the Pacific side version of Querencia — ultra-private, luxury-focused, and heavily centered around the golf lifestyle.
The community feels more secluded, more insulated, and in some ways more self-contained than Quivira.
If you are the type of person who:
- Loves golf
- Wants to stay primarily inside the community
- Values privacy and space
- Doesn’t mind being farther from town
- Wants a quieter luxury environment
Diamante can be an incredible fit.
Coronado: One of the Standout Areas Within Quivira
One section of Quivira that stands out to many buyers is Coronado.
For some people, Coronado is actually their favorite part of the entire Pacific side because it balances:
- Strong ocean views
- Privacy
- Pacific side atmosphere
- Accessibility to town
- Resort amenities
- A quieter luxury feel
It captures a lot of what buyers want about Pacific side living without feeling overly isolated.
That’s one reason many buyers who tour both communities often end up leaning toward Quivira overall.
The “Farther Out” Factor
One thing that repeatedly comes up with Diamante is location.
There’s no question the community is beautiful. The golf, architecture, amenities, and overall quality are impressive. But many buyers do notice that it feels farther removed from Cabo San Lucas.
For some people, that’s a huge positive.
For others, especially people who enjoy frequently going into town, it can eventually feel isolated.
That’s why lifestyle fit matters so much more than simply comparing amenities on paper.
There’s No Universal Winner
The reality is that Quivira and Diamante cater to different personalities.
Buyers who often prefer Quivira:
- Want easier access to town
- Like variety within a community
- Have families or guests visiting often
- Want stronger rental flexibility
- Prefer a more connected feel
Buyers who lean toward Diamante:
- Are heavily golf-oriented
- Want privacy and exclusivity
- Prefer quieter surroundings
- Don’t mind staying within the community
- Want a more self-contained luxury environment
Both communities are excellent.
The key is figuring out which lifestyle actually matches how you plan to live in Cabo — not just which brochure or golf course looks better online.
