Why I’m Bullish on Rancho Los Pinos in the East Cape
One of my favorite areas in the East Cape right now is Rancho Los Pinos.
A lot of people focus on the big names like Costa Palmas, Los Barriles or Lighthouse Point, but Rancho Los Pinos is one of those sleeper communities that has quietly seen massive appreciation over the last few years while still flying somewhat under the radar.
The community is located about five minutes above Costa Palmas in La Ribera, and what I like about it is that it offers a completely different feel than a lot of the East Cape.
You still get that raw Baja beauty and East Cape lifestyle, but it feels a little more structured and established compared to some of the more rugged areas further north or below La Ribera.
The setting itself is incredible.
You’ve got these dramatic mountain formations in the background, beautiful desert terrain, and a really stunning stretch of beach. The beach there is wide open, peaceful, and visually one of my favorite areas on the East Cape. You also have practical infrastructure already in place, including well water and power, which becomes a much bigger deal once you start exploring more remote parts of Baja.
The community itself is relatively small with roughly 80 lots, which I think helps preserve the feel long term. You’ve got beachfront homes trading in roughly the $2M–$3M range, and there are also lots on the opposite side of the road that still offer really strong value compared to some of the neighboring luxury communities.
One thing I always found interesting about Rancho Los Pinos is the way they structured the view corridors. The first two rows are restricted to single-level homes only, while the third row can build two stories. That protects views and keeps the community from feeling overbuilt.
I had a client from Seattle buy a third-row lot there back in 2021 for around $120,000. Those same lots are now trading in the $400,000 range. Beachfront lots that once seemed expensive are now approaching or exceeding the million-dollar mark.
So yes, the cat is definitely out of the bag.
But I still think there’s upside there.
As Costa Palmas continues to expand, the Four Seasons Resort Los Cabos at Costa Palmas grows, Aman and the Amanvari project moves forward, I think you’re going to continue seeing more pressure and demand move into surrounding communities like Rancho Los Pinos.
To me, it’s one of the better options for somebody who wants the East Cape lifestyle without going fully off-grid or fully into the Baja surf-hippie atmosphere.
You’re close to La Ribera.
You’re driving distance to Los Barriles.
You’ve got infrastructure.
You’ve got privacy.
You’ve got a beautiful beach.
And you’re close enough to luxury development to benefit from long-term growth.
For a while, I actually didn’t even want to talk about Rancho Los Pinos because it felt like such a well-kept secret. But over the years, I’ve gotten to know a lot of people in that community. I have two close friends that own beachfront homes there, and I know several people currently building in the area as well.
So if you’re looking at buying a lot, building a home, or just exploring up-and-coming areas in the East Cape, Rancho Los Pinos is absolutely worth paying attention to.
