If you want to understand where Los Cabos actually transacts, not where it advertises, look at El Tezal.

That is the real entry point to this market. Not the number you see in the magazines, and not the number that comes up when someone Googles "Cabo real estate."

Now the honest part

El Tezal is a buyer's market, and it is not close.

Inventory there is deep, and the failure ratios show it:

  • Condos: 1.63 failed listings per sale
  • Houses: 2.34 failed listings per sale

Compare that to the market-wide figures of 1.30 for houses and 1.79 for condos, and to the San Jose Corridor's ocean-side houses at 0.83.

What that means in practice:

  1. There is a lot to choose from.
  2. Sellers know it.
  3. You have room to work.

It also means something less comfortable: do not overpay because something looks cheap relative to the corridor.

Cheap relative to Palmilla is not the same thing as well priced relative to the twelve other units in the same building. That is the mistake we see most often in El Tezal, a buyer anchors to Los Cabos' luxury headline prices, sees $340,000, and stops doing the work.

  • Buyers who want walkable proximity to Cabo San Lucas without Cabo San Lucas pricing.
  • Rental investors who need real occupancy comparables rather than projections, again, volume gives you that.

Who it is not right for

  • Buyers looking for beachfront. El Tezal is a hillside neighborhood.
  • Buyers who need scarcity for resale pricing power. The depth of inventory that helps you buy will also compete with you when you sell. Price accordingly and hold longer.

How to buy well in El Tezal

  1. Pull comparables from the same building or complex first, then the same segment, then the neighborhood. Do not start at the neighborhood level.
  2. Ask for full listing history on any unit you are serious about, original price, reductions, prior expirations. With a 1.63 condo failure ratio, many units on the market today have already failed once.
  3. Use the inventory. Look at eight units, not two. The whole advantage of this neighborhood is choice.
  4. Understand HOA fees and their trajectory before you model returns. In a high-density condo market these vary widely between complexes and drive net yield more than sale price does.
