What $250,000–$500,000 Buys You in Los Cabos in 2026
When people hear "Cabo real estate," it's easy to picture multimillion-dollar beachfront homes, private golf communities and luxury villas.
That's certainly part of the market.
But it isn't the entire market.
One of the more active segments we're seeing right now is roughly $250,000 to $500,000—a range attracting everyone from local professionals and young families to international buyers looking for a more affordable way to own in Los Cabos.
Why This Price Range Is Interesting Right Now
Los Cabos has considerably more inventory in certain segments than it did during the strongest years of the post-2020 real estate boom.
That creates something buyers didn't always have:
options.
Sellers may be more flexible, buyers can compare multiple properties, and there's less pressure to purchase something simply because it's the only reasonable option available.
For patient buyers, that can create opportunities.
Where Are Buyers Looking?
At this price point, buyers often need to think beyond the traditional luxury resort communities.
One of the most obvious areas is El Tezal.
Its popularity isn't difficult to understand. It's conveniently located, has extensive residential inventory and puts owners close to supermarkets, restaurants, schools and other everyday services.
Depending on the property and exact location, buyers can find condos and occasionally homes that fit within this broader price range.
San José del Cabo also offers opportunities, particularly once buyers expand their search beyond the most tourism-oriented areas.
The key is often to stop searching for a specific development and start searching for value.
Local Buyers Can Tell You Something About the Market
An interesting trend in this segment is increased activity from local buyers.
These aren't necessarily people purchasing a vacation property.
They're professionals, entrepreneurs, couples and families looking for a primary residence.
Some are using Mexican bank financing. Others have been renting and are deciding that current conditions create an opportunity to purchase.
For international buyers, watching where locals are buying can be informative.
A second-home buyer may initially prioritize a resort atmosphere. But if you're planning to spend two, three or six months per year in Cabo, everyday convenience starts to matter.
Where do you buy groceries?
How difficult is it to get around?
Where are the restaurants?
How far are you from the beach?
Is the neighborhood comfortable for full-time living?
Those are questions locals already think about.
Condo or House?
At $250,000–$500,000, condos generally provide considerably more choices.
There's simply more inventory.
That doesn't mean houses don't exist in this range, but buyers may need to be more flexible regarding exact location, age, finishes or amenities.
And that's where the current market becomes interesting.
If buyers have multiple options, they can focus less on cosmetic features and more on characteristics that are difficult or impossible to change.
A dated kitchen can be remodeled.
Furniture can be replaced.
Paint can be changed.
Location can't.
Neither can the orientation of a building, the surrounding neighborhood or—in many cases—the view.
Don't Just Shop by List Price
A buyer searching with a $400,000 budget shouldn't necessarily assume that every property listed at $400,000 represents the same value.
Look at the entire picture.
Consider:
- HOA fees
- Furnishings
- Parking
- Storage
- View
- Location
- Amenities
- Age and condition
- Rental restrictions
- Potential upcoming construction
- Closing costs
Sometimes the better purchase is the slightly more expensive property.
Sometimes it's the less expensive property that needs cosmetic work.
The goal isn't simply to find something under budget.
It's to find the best value within the budget.
Buyers Have More Room to Be Selective
One of the advantages of the current market is that buyers don't necessarily need to chase every new listing.
There are pockets of inventory where buyers can compare alternatives, negotiate and walk away if a property doesn't make sense.
That doesn't mean every seller will negotiate.
And the best properties—particularly those priced correctly—can still move quickly.
But for buyers in the $250,000–$500,000 range, there are legitimate opportunities worth exploring in today's Los Cabos market.
