What Should Buyers Know Before Buying in Palmilla?
If someone is considering buying in Palmilla, the first thing I'd want them to know is that it offers one of the few truly swimmable beaches in Los Cabos. To me, that's a huge advantage because there simply aren't many communities where you can enjoy that. Palmilla is also a very well-established community, and I believe it has consistently held its value because of its reputation and desirability.
Another benefit is the variety of neighborhoods within Palmilla. You have the traditional Hacienda-style homes in Palmilla Norte, the newer Palmilla Dunes product, and everything in between. There's a wide range of options that appeal to different buyers.
I agree with that. One thing buyers should understand is that there is a significant price difference between beachside and inland properties. Even though inland owners still have access to many of the amenities, if you want to walk to the beach every day, you're going to pay a premium for that location.
Palmilla is also centrally located. You're right in the middle of the corridor, giving you easy access to both Cabo San Lucas and San José del Cabo. That's a major selling point for many buyers.
Do You Need a Membership?
I don't think you need to be a golfer to enjoy Palmilla.
The community offers much more than golf. Being able to walk or take a golf cart to a swimmable beach is a huge lifestyle benefit. There are restaurants, shopping, walking paths, and a true community atmosphere. The beach itself is one of the biggest draws.
What I personally love about Palmilla is that it still feels like "old Cabo." The architecture, landscaping, and mature vegetation create a unique atmosphere that's hard to replicate. Some of the best landscaping in Los Cabos is found in Palmilla. Driving through the community feels luxurious in a way that's difficult to describe.
It also carries a certain prestige. Palmilla has that "old money" reputation, and I think that contributes to its ability to maintain value over time.
When I was recently looking at MLS inventory, there were only five beachside properties listed under $5 million, and three of those were condos. That tells you how limited the inventory can be.
What Does an Ocean-Side Home Cost?
For a modern ocean-side home in Palmilla, I'd estimate you're realistically looking at $8 million and up.
One of the beachfront properties I looked at recently was listed for just under $20 million. Obviously that's the upper end of the market, but I think the range for desirable modern homes starts around $7–8 million and climbs quickly from there.
Palmilla also benefits from strong brand recognition. In the U.S., many people already know the name. When someone says, "I'm staying in Palmilla," people recognize it immediately.
Another underrated feature is the retail and dining area. The Saturday market, cafés, restaurants, and shops create an anchor for the community. It's open to the public, but many of the people you see there actually live in Palmilla. It feels like a true neighborhood.
If I could live anywhere in Los Cabos, a beachfront home in Palmilla would definitely be near the top of my list.
