The Pacific Coast Corridor Is Quietly Doing Something Interesting
Todos Santos & Pescadero & Cerritos — Mid-Year Market Update 2026
Most people talk about Los Cabos real estate like it's one market. It isn't. The corridor running north from Cabo along the Pacific — Pescadero, Cerritos, Todos Santos — operates by its own logic. Different buyer, different timeline, different motivation.
And right now, that market is telling a very specific story.
Fewer Deals. Bigger Numbers.
The headline from the first half of 2026 isn't volume — it's value. Across both Todos Santos and Pescadero & Cerritos, transaction counts are down year-over-year. But the deals that are closing are closing at significantly higher prices.
In Pescadero & Cerritos, the average home sale jumped 53% compared to the same period last year — from $626,000 to $964,000. The same number of homes sold. Buyers didn't disappear. They just moved upmarket.
Todos Santos land tells an even sharper version of that story. Average land sale price is up 242% year-over-year. That's not a typo. The cheap lots aren't what's transacting. Buyers are acquiring more strategic, higher-value parcels — and paying for them.
The Pipeline Is Building
Transaction counts lag reality by 30 to 60 days. What's under contract today is what closes next month. By that measure, Pescadero & Cerritos looks strong.
Homes under contract in Pescadero & Cerritos are up 70% from this time last year — 17 pending deals in 2025 vs. 29 right now in 2026. That's a meaningful pipeline, and it points to a stronger close count coming into summer.
Land pending contracts are flat year-over-year at 30, which after a year of rising inventory is actually a decent signal — absorption is keeping pace with supply.
Sellers Still Have Leverage — If They Price Right
One metric I watch closely is the sale-to-list ratio. It tells you whether buyers are negotiating hard or whether sellers are holding firm.
Homes in Pescadero & Cerritos are closing at 96.9% of list price. Todos Santos houses are at 94.2%. These aren't distress numbers. In a market where many sellers are non-local and emotionally detached from the asset, holding 94–97 cents on the dollar means the underlying demand is real.
The caveat: that leverage disappears fast when a property is overpriced. The avg DOM (days on market) in both markets runs 229–235 days for houses. Buyers here are patient. They'll wait you out.
The One Segment Flashing a Warning Sign
Todos Santos condos: zero sold year-to-date in 2026. Last year there were 3 by this point. Active inventory has actually dropped 40%, which sounds healthy until you realize it's mostly because listings expired or were withdrawn — not because product moved.
If you own a condo in Todos Santos, this isn't panic territory, but it is a pricing conversation. The market for that product type is thin, and sitting on an aspirational price for 200+ days isn't a strategy.
What This Means If You're Buying
The Pacific corridor is in a consolidation phase. Supply is up, but so are prices on the deals that close. That gap — between what's listed and what's selling — is where the opportunity lives right now.
The buyers winning in this market aren't hunting for the lowest price. They're identifying well-located properties with clear title, realistic sellers, and a path to either rental income or appreciation — and moving decisively when they find one.
Land with Pacific views or beachfront access in the $400K–$800K range is the sweet spot with the most activity. Homes under $1.2M in Pescadero & Cerritos are moving. Above that, it takes longer but the comps support the value.
The Bottom Line
This isn't a market that's heating up or cooling off. It's a market that's maturing. The speculative flippers are mostly gone. The buyers left are serious, informed, and buying for the right reasons — lifestyle, long-term value, or both.
That's actually a healthier market than it looks on paper.
