East Cape Real Estate Options in Cabo

by Alejandro Donnadieu & Mitch McDonald

The East Cape Is Growing—but Should You Actually Buy There Yet?

The East Cape is one of the most talked-about real estate opportunities in Baja California Sur.

It's easy to understand why.

You have miles of coastline, surf breaks, open land and a completely different atmosphere from Cabo San Lucas. Development is pushing farther up the coast, infrastructure continues to evolve, and buyers who believe in the long-term growth of Los Cabos naturally look toward the East Cape and wonder:

Should I buy now before it changes?

Maybe.

But first you need to decide what you're actually trying to accomplish.

Buying to Live There Today Is Different From Buying for 15 Years From Now

The East Cape isn't one real estate market.

Someone buying a parcel of land with a 15- or 20-year horizon is making a completely different decision from someone who wants to move into a finished house next winter.

If you're buying land to hold long-term, the East Cape can be interesting because you're making a bet on the continued expansion of Los Cabos.

But that requires patience.

If you're buying because you want to live there immediately, practical considerations become much more important.

Building Isn't the Same as Building in Cabo or San José

The farther you move away from established infrastructure, the more complicated construction can become.

Materials need to travel farther. Labor and logistics can become more difficult. Utilities, water and power need to be evaluated property by property.

Depending on where you're building, those challenges can translate into meaningfully higher construction costs.

That doesn't make building a bad idea.

It just means a cheap piece of land isn't necessarily a cheap finished home.

There's a Gap in the Middle

Another challenge on the East Cape is inventory.

There are relatively inexpensive land opportunities.

At the other end of the spectrum, there are spectacular luxury properties and communities.

But buyers looking for something in the middle—a comfortable finished home at a moderate price point—can sometimes have a harder time finding exactly what they want.

That's why the right strategy depends heavily on your timeline.

San José Can Be the East Cape Compromise

There's another option buyers sometimes overlook:

Don't go all the way out there.

The eastern side of San José del Cabo and areas around Puerto Los Cabos can give buyers much of the lifestyle they're looking for while keeping established infrastructure nearby.

You have restaurants, shopping, marina access, beach clubs and services.

At the same time, you're surprisingly close to the East Cape.

For someone who wants to surf, fish or spend weekends exploring the East Cape without giving up the convenience of San José, this can be an attractive compromise.

What About Zacatitos?

Zacatitos provides another interesting example of how East Cape communities can evolve.

Much of the progress there has come from the owners themselves.

Residents have found solutions for power, water and off-grid living, creating a community that operates differently from a traditional master-planned Cabo development.

For the right buyer, that's part of the appeal.

For the wrong buyer, it can be exactly the opposite.

So What's the East Cape Play?

There isn't one answer.

For a long-term investor, it might be buying land and being patient.

For someone wanting the East Cape lifestyle today, it might mean building.

For a luxury buyer, there are established options farther up the coast.

And for someone who loves the East Cape but still wants restaurants, infrastructure and convenience, the answer might actually be staying closer to San José.

The mistake is buying because you hear that "the East Cape is the future."

The better question is:

What part of that future fits your timeline?

Considering the East Cape?

Before buying land, a finished home or a property closer to San José, talk through your timeline, construction expectations and how you actually plan to use the property.
