The Cabo Buyer Is Changing: Personal Use Is Replacing the Pure Investment Buyer

by Mitch McDonald & Alejandro Donnadieu

For several years, one question dominated many Cabo real estate conversations: "What's the ROI?"

Buyers wanted to know nightly rental rates, occupancy, property management expenses and how much income a condo could generate when they weren't using it.

That buyer hasn't disappeared.

But the conversation is changing.

Today, we're seeing considerably more buyers focused first on how they're actually going to use the property.

From Investment Property to Lifestyle Purchase

A couple of years ago, it wasn't unusual for the rental numbers to drive the entire purchasing decision.

Buyers wanted a Cabo property, but they also wanted it to perform as an investment.

Today, vacation rental income is more often viewed as a way to offset some of the cost of ownership rather than the primary reason for buying.

Some buyers aren't interested in renting their property at all.

That's an important shift.

Instead of starting with projected ROI, buyers are asking questions like:

  • Is this where we actually want to spend our time?
  • How convenient is the location?
  • Is the beach nearby?
  • Where are the restaurants and grocery stores?
  • Does the property have a good view?
  • Can our family comfortably use it?
  • Would we eventually live here for longer periods?

Those questions can lead buyers toward very different properties.

A "Perfect Rental" Isn't Perfect for Everyone

One recent transaction illustrates the change perfectly.

The property had been an extremely successful rental. It had attractive furniture and documented rental history—the type of property that would traditionally be marketed heavily around its investment potential.

The buyers didn't care.

They weren't planning to rent it.

One characteristic that might actually concern a vacation-rental investor—the property being located across from a school—was a major benefit to the buyers because they had a school-aged child.

Same property.

Completely different definition of value.

That's why understanding who is buying Cabo real estate today matters for both buyers and sellers.

Local Buyers Are Becoming Part of the Opportunity

We're also seeing activity from younger local buyers, entrepreneurs, couples and families purchasing primary residences.

For buyers who live and work in Los Cabos, current market conditions can create opportunities that weren't necessarily available when inventory was tighter and sellers had more leverage.

These buyers know the area.

They know where they want to live. They understand traffic, schools, shopping and neighborhoods. And when the right property appears at the right price, they're often ready to act.

That can be valuable information for foreign buyers as well.

Instead of automatically limiting a property search to vacation-oriented developments, it may be worth asking:

Where are people who actually live in Cabo buying?

Vacation Buyers and Local Buyers May Want More of the Same Things Than You Think

There isn't always a huge difference between what a local resident wants and what someone purchasing a second home wants.

Convenience matters to both.

Areas such as El Tezal and portions of San José del Cabo can offer access to shopping, restaurants, schools and everyday services while still putting owners within easy reach of the beaches and attractions that brought them to Los Cabos in the first place.

For someone spending several months per year here—or potentially planning to live here eventually—that practicality can become increasingly important.

Buy the Property You'll Actually Enjoy

Rental income can absolutely be part of a Cabo real estate strategy.

But projected rental numbers shouldn't distract buyers from the most fundamental question:

Would I actually want to own and use this property?

Markets change.

Rental demand changes.

Property management costs change.

But if you buy a property in a location you love, with characteristics that are difficult to replicate, you've created value that doesn't depend entirely on a spreadsheet.

For today's Cabo buyer, that's increasingly becoming the point.

Looking for a Cabo Property?

Whether you're searching for a full-time residence, second home or property that can generate occasional rental income, start with how you actually plan to use it.
