Diamante Market Update: A Look at the Last 12 Months
Diamante remains one of the most closely watched golf and beachfront communities in Los Cabos, and the last year of sales activity offers a clear picture of where pricing and demand currently stand for single family homes (condos not included). Over the past 365 days, the community has seen three closed sales, one home currently pending, and 20 active listings on the market.
Three Closed Sales

The range here tells an interesting story. Crystal Beach Estate 29 spent by far the longest on the market at 601 days, yet it still closed the closest to its original ask relative to the others (92.7% of list) and commanded the highest price per square foot at $860 once sold, a sign that well positioned, high end oceanfront product holds its value even when the search for the right buyer takes time. Casita 20 moved through the process quickly and closed nearly at asking (97.1%), suggesting strong demand at the lower end of the Diamante price range. Golf Villa 32 saw the largest gap between list and sale price, closing at 82.3% of its original ask, a reminder that pricing strategy matters just as much as location within the same community.
One Home Currently Pending
Adding to the momentum is Oasis Golf Villa #49, a 5 bedroom, 5 bath, one story home in Diamante's Golf Villas subdivision, built in 2017 and offering golf course and ocean views across a 4,156 square foot air conditioned interior. It came to market on May 26, 2026 at $3,500,000, about $842 per square foot, and went under contract on July 4, 2026, just 115 days from list to contract. Once this one closes, it will add another useful reference point for how well priced product is trading in this pocket of Diamante specifically.

What This Means for Buyers and Sellers
Taken together, these numbers point to a market that rewards realistic pricing from day one. The homes that closed closest to their original list price were also the ones that, in relative terms, priced accurately for what buyers were willing to pay at that moment. Meanwhile, the average price cut of over 11% across active listings suggests that a meaningful number of Diamante sellers came to market above where buyers currently see value, and are now adjusting. For buyers, that gap creates room to negotiate, particularly on listings that have already been sitting for a while. For sellers, it is a good moment to price with the data in mind rather than against it.
Zooming out, Diamante's roughly $15 million in closed sales over the past year is just one piece of a much larger Pacific side story. Quivira has dominated the corridor this year, closing close to $100 million in sales, while neighboring Rancho San Lucas has done about $5 million, though it is now bringing home sites to market for buyers who want to build their own custom home there. Adding another layer to the picture, Oleada, an Ernie Els designed golf community opening between Diamante and Rancho San Lucas, has just introduced fresh inventory to the market. Between Quivira's dominant share, Rancho San Lucas's new lot offerings, and Oleada entering the mix, competition along this stretch of the Pacific coast is only set to intensify.
