Unfortunately, it can also become one of the most frustrating experiences if you choose the wrong builder or underestimate the complexity of the process.
Over the past several months, we've spoken with homeowners, builders, architects, engineers, and attorneys throughout Baja California Sur. While there are many excellent construction companies in the region, we've also heard a growing number of stories involving budget overruns, construction delays, poor workmanship, and contract disputes.
The good news? Most of these problems are preventable.
The Low-Bid Trap
One of the biggest mistakes we see is selecting a builder based primarily on price.
A low construction quote can be very attractive, especially when compared to competing bids. However, in many cases, that lower number simply isn't realistic.
We've seen situations where projects move forward with milestone payments as planned, only for the owner to discover that the construction budget has been exhausted when the home is only 70–80% complete.
At that point, the homeowner has very little leverage. Walking away from a partially completed home isn't a realistic option, leaving many owners with no choice but to invest significantly more money than they originally expected.
