One thing people don’t always realize when buying real estate in Los Cabos is that your experience can vary dramatically depending on who you work with.

And honestly, one of the reasons many of us got into real estate in the first place is because we personally experienced some of the problems ourselves while buying property here.

We’ve seen the good, the bad, and everything in between.

Stretching the Truth Happens More Than People Think

One of the most common issues buyers run into is agents stretching the truth to make a sale happen.

Sometimes it’s obvious.
Sometimes it’s subtle.

It can sound like:

  • “Nothing will ever be built there.”
  • “That view is protected forever.”
  • “This area is going to explode next year.”
  • “The developer always delivers on time.”
  • “You can easily rent this for huge returns.”

The problem is that many of these statements are opinions presented as facts.

And in a fast-growing market like Los Cabos, things can change very quickly.

The “Forever View” Problem

Ocean views are one of the biggest examples.

If there is vacant land sitting in front of a property, buyers need to understand there is always a possibility something could eventually be built there unless there are very specific protections in place.

We’ve personally seen buyers told:
“You’ll always have this view.”

Only to later realize there was absolutely nothing legally preventing future construction.

That doesn’t automatically mean somebody lied maliciously, but it does mean buyers need agents willing to have uncomfortable conversations instead of simply telling clients what they want to hear.

Sometimes the Best Advice Is “Don’t Buy It”

A huge part of integrity in real estate is being willing to lose a sale.

There have been plenty of times where we’ve told clients:

  • “I don’t think this is the right fit.”
  • “I think this project carries more risk than you realize.”
  • “That area may not match your lifestyle.”
  • “Your view could eventually change.”
  • “The pricing feels aggressive.”
  • “The infrastructure isn’t there yet.”

And occasionally buyers still want to see the property anyway, which is completely fine. Sometimes people need to experience it firsthand to fully understand.

But our job is to give honest perspective, not simply push people toward the highest commission opportunity.

Cabo Can Be an Emotional Purchase

Los Cabos is emotional.

People come here on vacation.
They see the ocean.
They fall in love with the weather, golf, food, beaches, and lifestyle.

And because of that, buyers can sometimes make decisions emotionally before fully understanding:

  • HOA structures
  • Future development nearby
  • Rental restrictions
  • Construction quality
  • Noise issues
  • Infrastructure limitations
  • Delivery timelines
  • Carrying costs

That’s where having honest representation becomes incredibly important.

A Good Agent Should Sometimes Slow You Down

One of the biggest green flags when working with an agent is when they’re willing to slow the process down instead of speeding it up.

A trustworthy agent should be asking questions like:

  • “How often will you actually use the property?”
  • “What happens if the market softens?”
  • “Do you understand the HOA fees?”
  • “Have you looked at what can be built nearby?”
  • “Does this community actually match your lifestyle?”
  • “Are you buying emotionally or strategically?”

Sometimes the right advice is patience.

Why Local Experience Matters

One advantage of working with people who live in the market full-time is that they’ve often already seen:

  • Projects succeed
  • Projects struggle
  • Views disappear
  • Infrastructure delays
  • HOA issues arise
  • Rental projections fail
  • Construction problems surface

That experience creates a different level of honesty because long-term reputation matters more than a single transaction.

It’s about understanding risk, lifestyle fit, long-term value, and expectations.

And the reality is:
Sometimes the best agents are the ones willing to tell you not to buy something.
