Cabo Golf Real Estate – Pacific Side vs. San Jose del Cabo

Quivira vs. Diamante on the Pacific

Which golf community on the Pacific side of Cabo San Lucas had more closed MLS sales over the last year—Quivira or Diamante?
The answer: Quivira.

Over the past 365 days, Quivira logged roughly $112 million in closed MLS sales, with an average price point near $2.5 million. This includes sales in high-end developments like St. Regis. Diamante, on the other hand, had 10 closed sales totaling $35 million. That’s not quite a 3-to-1 ratio, but it’s close.

Quivira is a more mature community with a wider range of offerings. Much of the activity is driven by condo sales in Copala and Mavila, most of which are priced under $1 million (though some 3-bedroom penthouses exceed that). This broader range opens the door to more buyers, compared to Diamante’s primarily higher-ticket homes.

From Cabo, the Pacific golf communities line up geographically as follows: Quivira → Diamante → Rancho San Lucas. In general, sales volume drops as you move farther out—Quivira sees roughly three times the sales of Diamante, and Diamante about three times that of Rancho San Lucas (MLS data only; off-market sales not included).

San Jose del Cabo Golf Community Rankings

Switching to San Jose del Cabo, let’s look at five key golf communities: Palmilla, Cabo Real, Querencia, Campestre, and Puerto Los Cabos.

Over the last year, the leader in sales volume—by a wide margin—was Palmilla, with $202 million closed and an average price point of $5.1 million. Palmilla’s numbers are boosted by ultra-luxury sales, some reaching $16 million.

Querencia follows closely in terms of price point and has seen strong appreciation recently, thanks in part to its new beach club and the addition of a second golf course coming soon. Puerto Los Cabos stands out for high average prices—often $4 million and above—and nearly two full golf courses (currently 27 holes, expanding to 36).

Campestre and Cabo Real have lower total volumes—about $35 million and $22 million respectively—with average prices of $1.8M and $1.2M. Cabo Real’s golf course has recently been renovated, with more improvements coming, and will soon feature a beach club. Interestingly, while Palmilla leads in sales, some locals consider it the least desirable course for actual play.  It is important to note that Cabo Real Surf Club was not included in these figures.  Cabo Real Surf Club has done the majority of it's sales off the MLS.

Pacific Side – Golf’s Share of Sales

What portion of Pacific-side real estate sales (homes and condos) are in golf communities?
Including Quivira, Diamante, and Rancho San Lucas, the answer is about 66%.

The MLS lumps all Pacific-side areas together—so Cerritos, Pescadero, and Todos Santos are in the same category as these luxury golf communities. Without the golf sales, the Pacific’s total volume would be much lower. In fact, when looking only at home sales (no condos), golf’s share jumps closer to 75%.

Cabo & Baja California Sur – MLS Sales Trends

Comparing year-over-year MLS data for all of Baja California Sur:

  • Homes: Up 53% in sales volume, with the San Jose Corridor (Palmilla and Querencia) driving the biggest gains—average prices rose from $4.7M last year to $5.9M this year.

  • Condos: Essentially flat, down less than 1%.

  • Land: Down 43%. Many buyers who purchased land in prior years are now building, and large developer land transactions often occur off-MLS.

Overall, closed MLS sales are up 17% in 2025, with over $1 billion sold year-to-date. The high-end segment continues to perform strongly, particularly in established, amenity-rich golf communities.
