One of the biggest financial surprises when building in Cabo has nothing to do with the house itself.
It’s the land.
Preparing a lot for construction can be one of the most expensive and unpredictable parts of the entire project.
Grading land, moving dirt, installing retaining walls, and stabilizing slopes can quickly add significant costs before construction even begins.
For example, one project in Rolling Hills required extensive grading after two lots were combined into one larger property. Preparing the site to make it buildable required heavy machinery and extensive earthwork.
The cost to prepare the lot alone was close to 3 million pesos, roughly $160,000–$180,000 USD depending on the exchange rate.
That type of expense can surprise buyers who initially assumed the land was ready to build on.
Another costly mistake can occur when structural work is not done correctly. Retaining walls, for example, must be engineered and anchored properly.
In one case, a retaining wall failed because the walls were not structurally tied together. Instead of one reinforced structure, two separate walls were built without proper anchoring. Eventually the pressure caused them to separate.
Repairs for structural issues like that can be extremely expensive.
Electrical systems are another area where quality matters. In one project, a client noticed that the wiring being used was lower quality than specified. The entire house had already been wired, but the builder made the decision to remove all the wiring and redo the work with the correct materials.
While that type of correction is costly and time-consuming, it prevents serious electrical hazards in the future.
These examples highlight why working with an experienced builder is critical when constructing a home in Cabo. Construction requires constant oversight and attention to detail.
