Todos Santos Real Estate Market Overview

As we launch our new housing project in Todos Santos—Pastora Fields—I’ve been diving into the local real estate data to better understand pricing trends. This analysis specifically covers homes within the town of Todos Santos listed and sold through the MLS for Baja California Sur. It excludes nearby areas often grouped in, such as Pescadero and Cerritos, as well as any off-market or pending transactions.

Recent Market Activity: Over the past year, 33 homes sold within Todos Santos through the MLS. The highest sale was Rancho Dos Pajaros, which closed for $2,500,000 USD. On the opposite end of the spectrum, 9 homes sold for under $400,000 USD—though I’d expect that price point to become increasingly rare, especially for properties offering safety and infrastructure. In areas without HOAs or tight-knit communities, petty crime can be a concern, particularly in areas without many neighbors.

- In the luxury segment, 7 homes sold for over $1,000,000 USD.

- Average sale-to-list ratio: 94% — consistent with broader market trends in Cabo and Baja California Sur.

- Average days on market: 299 days — a useful benchmark for both buyers and sellers.  You need to price your property correct or it will sit on the market.

- Average home size: Approximately 2,200 ft² — ideal for many of the empty nesters and second-home buyers drawn to this area.

While price per square foot can be a helpful metric, it’s not always the best one for Todos Santos. With its cooler Pacific climate, outdoor living areas add substantial value even though they aren’t included in traditional square footage. 

Key Stats for Todos Santos Homes that have sold:

- Average price per square foot: $368 USD/ft²

- Median sale price: $801,000 USD

It’s worth noting that many of the sold homes were older properties. Meanwhile, new construction in the area is ramping up, though much of it consists of vacation homes or second homes not officially listed for sale.  These owners purchased property to build vacation homes for personal enjoyment, not for resale.

What’s Coming Next in Todos Santos?

Hotel San Cristobal, near Punta Lobos, remains a local icon. Now, two major high-end developments are planned just north of the hotel.  Locals and NIMBY's are not excited about it.  Slowly but surely the Pacific side will be developing out regardless of whether residents are for or against it.  

Development and Local Dynamics
 
Todos Santos has a strong preservationist culture. A vocal "Not In My Backyard" (NIMBY) crowd has historically pushed back against major development—especially near sensitive areas like the dunes. Ironically, many of these early residents built freely decades ago, but now oppose similar growth.
 
If you're considering purchasing beachfront land, especially near protected dune zones, be prepared for potential community resistance and a longer approval process if you get approval at all, from both locals and long-time residents who want to preserve the town’s character.

Major Project on the Horizon: Delek

Located in Las Playitas (just north of town), Delek is a large-scale project that plans to include:

50 houses, 40 condos, 2 hotels, Commercial areas and restaurants and a desalination plant.

This area does not have municipal water, though electricity is available in some parts. Given the strong local opposition to large developments, it’ll be interesting to see how Delek progresses.

Introducing a new project called Pastora Fields in Todos Santos.  

Pastora Fields

Pastora Fields is a boutique community of just 5 homes in a gated community situated on 1 hectare of land, just south of the Green Room restaurant. Designed by renowned architect Jorge Herrera—who has completed residential and multi-family projects in Cabo, Cerritos, and La Paz—this project will blend thoughtful design with functional living.  Follow architect Jorge Herrera on Instagram @jharq - If you’ve dined at Oystera in the heart of downtown Todos Santos, you’ve already seen Jorge’s work—he designed the restaurant while preserving the building’s historic character.

The model home will be over 4,000 ft² with 4 bedrooms on a single level and rooftop decks.

The land directly in front of the homes is a protected dune, ensuring unobstructed views and no future construction.

Homes are customizable—buyers can adjust design elements to fit their vision.  Home plans, design details, finishes, and additional renderings are available upon request.

Final Notes

While Pescadero and Cerritos are closely tied to the Todos Santos market, they were not included in this report. Cerritos, in particular, is where much of the new condo development on the Pacific side is taking place.  Many residents in Todos Santos and Pescadero do not approve of what is happening in Cerritos.  They would refer to it as "development gone wild" and frankly, might have a point.  Cerritos is in dire need of a real urban planning community that actually has a voice and some power, in my opinion.  

Lastly, it’s important to remember that Todos Santos falls under the La Paz municipality, not Los Cabos. As a result, delays with title issuance—especially on new construction—are common.  The La Paz government is not known for it's speed.
