Palmilla or Querencia?

One of the most common questions buyers ask in Los Cabos is simple: If you had to choose between Palmilla or Querencia, which would you pick?

And honestly, there’s no wrong answer. Both communities are among the most prestigious in Los Cabos, both offer world-class amenities, and both attract high-end buyers looking for security, golf, beach access, and luxury living. But the feel, layout, pricing, and lifestyle between the two are very different.

For me personally, if I had to choose one, I would lean toward Palmilla.

Why Palmilla Stands Out

The biggest factor is value. I simply feel like you get more for your money in Palmilla. The location is hard to beat, the community is mature and established, and there’s an elegance to the area that feels timeless.

Palmilla has a more connected feel to me. You’re close to the beach, close to San José del Cabo, and close to restaurants, shopping, and everyday conveniences. You can be in town quickly without feeling isolated. The landscaping, streets, and architecture give the community a refined atmosphere that still feels relaxed and livable.

Another major advantage is accessibility within the community itself. In Querencia, some of the homesites and neighborhoods are significantly farther back into the mountains. Depending on where you are, it can easily add another 20 to 30 minutes just getting in and out of the community. If you’re directly near the beach club in Querencia, that’s a different conversation, but many properties are much farther inland.

Palmilla, on the other hand, feels more centralized and efficient.

The Appeal of Querencia

That said, Querencia is incredibly impressive.

The beach club is outstanding, the golf course is highly regarded, and the community has become one of the most sought-after luxury developments in all of Los Cabos. It attracts a very high-end buyer profile, and many people love the exclusivity and privacy it offers.

Querencia also has a newer luxury feel in certain sections. Some buyers prefer the larger custom homes, elevated views, and the sense of separation from the busier corridor.

For buyers who prioritize golf, ultra-private amenities, and a more secluded environment, Querencia may absolutely be the better fit.

Why Some Buyers Prefer Established Communities

One thing that often gets overlooked is the emotional side of real estate. Some people simply prefer older, established communities because they feel more grounded and connected.

That’s part of the appeal of Palmilla. It feels like a true neighborhood rather than just a luxury development. The mature landscaping, established homes, and walkability create a different atmosphere than many newer projects.

There’s also a comfort level in knowing exactly what the community has become over time. Buyers can clearly see resale history, long-term maintenance standards, and how the area has matured.

A Sleeper Favorite: Puerto Los Cabos

Interestingly, when discussing Palmilla and Querencia, another community often enters the conversation: Puerto Los Cabos.

For many buyers, Puerto Los Cabos quietly becomes the favorite after touring all three areas.

The reason is difficult to explain until you spend time there. The community has a completely different energy. It feels quieter, more spread out, and more connected to the coastline and marina lifestyle. The roads, landscaping, golf courses, and newer homes create a unique atmosphere that many buyers fall in love with immediately.

Even though Puerto Los Cabos sits slightly outside central San José del Cabo, it’s not nearly as far as many people initially think. After driving it a few times, most buyers realize the distance is very manageable.

Another major advantage is pricing. In many cases, Puerto Los Cabos offers a better value proposition than Palmilla or Querencia while still delivering luxury amenities, golf, beach clubs, and high-end homes.

There’s No Universal “Best”

The reality is that luxury real estate in Los Cabos is highly personal.

Some buyers want:

  • Walkability and convenience
  • A mature community
  • Easier beach access
  • Better overall value

Others prioritize:

  • Privacy
  • Elevated views
  • Newer custom estates
  • Exclusive club environments

That’s why touring the communities in person matters so much. A buyer may arrive convinced they want Querencia and leave preferring Palmilla. Others may unexpectedly fall in love with Puerto Los Cabos.

The vibe, atmosphere, and feeling of a community often matter more than the brochures, amenities, or even the pricing itself.

And in Los Cabos, each luxury community has its own personality.
