Building A Home in Los Cabos
Building a home in Los Cabos is something many people talk about, but very few truly understand. Social media is full of new developments, ocean-view homes, and stunning architectural designs. But behind every finished house is a complex process involving timelines, logistics, budgets, and a lot of problem solving.
To better understand what it takes to build in Cabo, we spoke with Diego Borrayo from Design Build Baja, a builder who has been working in the region for years and understands the realities of construction in Baja California Sur.
One of the first misconceptions many buyers have is comparing construction costs in Cabo to places like Texas or California. While those comparisons are understandable, Cabo operates in a completely different environment.
Baja Sur is geographically isolated. Most construction materials arrive by boat or long-distance transport. Even basic materials can sometimes be delayed due to logistics. A builder may plan a project carefully and still face delays simply because certain supplies are not available for several days.
In areas like the East Cape, the process can feel even more unpredictable. Builders often describe it as the “Wild West” of construction. Something as simple as a canceled concrete delivery can delay a project by a week and increase costs by 10–15%.
These types of logistical challenges are simply part of building in Baja.
Another factor that surprises many people is that construction in Cabo is actually more expensive than in much of the rest of Mexico. Labor, transportation, and materials all cost more in this region.
Many construction workers come from interior states like Chiapas, Puebla, Veracruz, or Mexico City. They travel to Cabo for six to nine months at a time because wages here are significantly higher than in their hometowns. That higher cost of labor is reflected in the final construction price.
Concrete is another example. In cities like Mazatlán, concrete may cost 30–35% less than it does in Cabo. Transportation and demand play a major role in that difference.
All of these factors combine to create a construction environment that is unique to Los Cabos. Building here can be incredibly rewarding, but it requires planning, patience, and an understanding of how the local market works.
For buyers who approach the process with the right expectations, Cabo remains one of the most exciting places in North America to build a home.
